Why owners choose Kolostat for commercial assets

The four levers asset managers actually buy

Procurement, asset management, and ESG teams shortlist on these four. Each is a sourced claim — no marketing varnish.

  • Delivery in occupied buildings

Mechanical retrofits sequenced around tenant operations — shutdowns, temporary services, and invasive work scheduled outside tenant hours. We deliver complex conversions in manned environments.

  • ESG-ready monitoring

Integrated dashboards and automated reporting feed your annual ESG disclosures and compliance audits directly. Built for asset managers and REIT portfolio teams.

  • Grant management

Eligibility, applications, and reporting across ÉcoPerformance, Énergir, Hydro-Québec, and NRCan — clients have captured roughly $50M in financing in recent years, with up to 75% of project costs grant-financed on past mandates.

  • LEED and ASHRAE track record

Multiple ASHRAE awards for innovation in energy and sustainable design, with LEED-certified deliveries including the Altoria / Aimia Tower in Montréal and Bell Canada HQ (Nun's Island).

Asset-manager FAQ

What enterprise buyers ask before they shortlist us

  • How do you minimize tenant disruption on an occupied office tower or multi-residential building?

We sequence mechanical work around tenant operations — staged shutdowns, temporary services, and invasive work scheduled outside business or sleeping hours. Our teams are routinely deployed in occupied, densely populated buildings, and the construction crew is backed by our service division (25+ trucks, 24/7 dispatch) for off-hours coverage.

  • Do you deliver LEED-certified commercial projects?

Yes. Our portfolio includes LEED-certified deliveries such as the Altoria / Aimia Tower in Montréal and the Bell Canada head office on Nun's Island — alongside other LEED-certified mandates across Quebec. The work has also earned Kolostat multiple ASHRAE awards for innovative energy and sustainable-design projects.

  • Can you handle a multi-property portfolio under a single master agreement?

Yes. We structure customized preventive-maintenance contracts that span multi-site portfolios across Greater Montréal, the South and North Shores, and the GTA — with consolidated reporting tailored to your asset mix. Our four offices — Laval (HQ), Montréal (our Energy division), Toronto, and Newmarket — field the same delivery org for capex and opex scopes.

  • How does grant funding work for commercial retrofits?

Kolostat's Energy division identifies eligible measures across ÉcoPerformance, Énergir, Hydro-Québec, and NRCan, files the analysis and implementation components, and produces post-implementation reporting. Up to 75% of eligible project cost has been financed by grants on past mandates. The eligibility check is free and takes about ten minutes.

  • Do you serve both Quebec and the GTA?

Yes. We operate from four offices — Laval (HQ), Montréal (our Energy division), Toronto, and Newmarket. Mechanical design-build, decarbonization, and 24/7 service span Greater Montréal and the GTA from the same delivery group.

  • How does your BMS and reporting plug into our ESG dashboards?

We instrument the buildings during commissioning and deliver energy-accounting dashboards on Automated Logic / WebCTRL® — measuring energy use, savings against baseline, and avoided tCO₂e on an ongoing basis. The output is structured so your ESG team can fold it directly into annual reporting and compliance audits.
