DESIGN-BUILD

Commercial HVAC design-build, under one contract

Engineering, fabrication, installation, and commissioning of mechanical systems for office towers, plants, rental multi-residential buildings, and critical environments (data centers and indoor greenhouses). Turnkey projects delivered with a controlled schedule, an optimized budget, and a single point of contact.

What you get

One mechanical contractor, fully integrated management

An approach built for procurement teams that have already measured the impact of a fragmented mechanical scope — and chosen an integrated, clear, controlled solution.

  • Single point of accountability

One contract, one schedule, one dedicated point of contact for your project. We deliver smooth, uninterrupted execution, adapted to the requirements of every sector.

  • Engineering, fabrication, install — in-house

300+ certified engineers and technologists under one roof. LEED, CEM, CMVP, RCx, RBQ, CMMTQ.

  • ASHRAE / LEED-grade documentation

Calculations, drawings, commissioning reports, and ESG-ready performance data you can hand to your tenants, lenders, and auditors.

  • Performance after commissioning

We monitor the systems in operation and track the first cycles to validate real-world performance and confirm the project's targets are met.

Flagship project

Altoria / Aimia Tower — LEED-certified Montréal office tower

A new-construction Montréal office tower for which Kolostat designed and built the full mechanical scope. LEED-certified and part of the portfolio that has earned Kolostat multiple ASHRAE awards for innovative energy and sustainable-design projects.

How we work

From first conversation to commissioning

  1. Meet

Data capture and analysis to determine the optimization potential of your facilities. Free.

  2. Visit

Site visit and analysis of your facilities by a certified engineer.

  3. Diagnose

Engineering proposal with cost, schedule, and grant eligibility.

  4. Build

    Execution, commissioning, and performance monitoring.

HVAC capabilities

The full mechanical stack, in-house

Heating, ventilation, AC, piping, sheet metal, and controls — engineered, fabricated, installed, and commissioned by the same team.

Boilers, heat pumps, and hydronic distribution sized for the building’s actual load profile — not the code minimum.

Commercial heating

Custom ductwork and air-handling units engineered around code, IAQ, and acoustic constraints. Fabricated in our own shop.

Commercial ventilation

Chillers, rooftop units, and DX systems specified for peak day and the shoulder seasons your operations team actually lives in.

Commercial AC

Process, glycol, steam, condenser, and domestic-water piping fabricated and welded by CMMTQ-certified pipefitters.

Commercial piping

Custom ductwork, fittings, specialty assemblies, and certified welding — fabricated in-house and installed by the same delivery team.

Sheet metal fabrication

Sequences and BAS programming written by the team that installed the mechanicals — no integration handoff to debug.

Procurement FAQ

What our clients ask before signing on

  • Can Kolostat act as the prime mechanical contractor on a design-build or stipulated-price project?

Yes. We carry RBQ licensing (1269-6704-94) and CMMTQ membership, and we routinely act as prime mechanical on design-build and stipulated-price delivery models for commercial, industrial, and public-sector clients — including new-construction mandates such as Library and Archives Canada.

  • Can you take a project from schematic design through to commissioning?

That is the core of our design-build offering. A single in-house team owns engineering, equipment selection, fabrication, installation, controls integration, and commissioning — with performance monitoring after handover so the numbers in service match the design intent.

  • Do you self-perform mechanical and controls work in-house?

Yes. Our multidisciplinary team — engineers, designers, draftsmen, control technicians, project managers, millwrights, and service professionals — brings the bulk of mechanical, piping, and controls work in-house. The integrated team is the reason design-build is our core delivery model.

  • How do you manage work in occupied buildings without disrupting tenants?

We routinely execute projects in occupied buildings without disrupting tenants — sequencing shutdowns, running temporary services, and scheduling invasive work outside tenant hours. Our service division (25+ trucks, 24/7 dispatch) backs the construction team when off-hours coverage is required.

  • Can grant funding be folded into a design-build project?

Yes — and the project is designed around it. Through our Energy division, we identify eligible measures (ÉcoPerformance, Énergir, Hydro-Québec, NRCan), file analysis and implementation applications, and report post-installation. Up to 75% of project cost has been grant-financed on past projects.

  • Do you deliver ASHRAE / LEED-grade documentation?

Yes. Our project history includes multiple ASHRAE awards for innovative energy and sustainable-design work, and LEED-certified deliveries including Bell Canada HQ (Nun's Island) and the Altoria / Aimia Tower in Montréal. Calculations, drawings, and commissioning reports are produced to the documentation standards those certifications require.
