Controls services
From new installs to recommissioning — one controls team
Kolostat is an authorized partner for Automated Logic Corporation (ALC) and WebCTRL®. We install, integrate, recommission, and optimize building automation across commercial, industrial, institutional, and mission-critical assets.
WebCTRL® / ALC installation
New installs and platform upgrades on Automated Logic (ALC) with the WebCTRL® interface — from simple unit controls to enterprise-grade mechanical systems across multi-site portfolios.
Retrocommissioning (RCx)
Diagnose what your existing BMS is actually doing versus what it was designed to do. We fix the configuration, re-tune the sequences, and document the savings — eligible for ÉcoPerformance financing.
Sequence-of-operations review
Audit every sequence — start-up, occupancy, setpoint reset, demand-control ventilation — against the building's real operating profile. Most savings come from correcting sequences, not replacing equipment.
BMS retrofits & integration
Keep what works, replace what doesn't. We integrate ALC / WebCTRL® with existing mechanical systems and non-ALC controllers — technology-neutral, scoped around your equipment, not ours.
ESG reporting dashboards
Interactive dashboards built on graphical data history and M&V records. Feed your annual ESG reporting and compliance audits directly from the meter data, not a spreadsheet.
Digital twin & energy modeling
Digital twins and BIM-based energy modeling tied to WebCTRL® live data — anticipate future performance, simulate measures before commitment, and continuously improve operations.
What gets optimized
Sequences, schedules, resets, ventilation
The savings rarely come from new equipment. They come from running the equipment you already have against the building's actual load profile, occupancy, and weather — every hour of the year.
HVAC sequences
Air-handler, chiller, boiler, and zone-level sequences re-tuned to the building's real loads — not catalog defaults.
Occupancy schedules & start-ups
Optimized start-up, set-back, and unoccupied modes. Schedules driven by actual occupancy data, not assumed hours.
Setpoint reset strategies
Outdoor-air-temperature reset, return-air reset, chilled-water and hot-water supply reset — keep capacity for peaks, save energy on shoulder days.
Demand-control ventilation
CO₂- and occupancy-driven outdoor-air control. Meet ASHRAE 62.1 at the zone level without over-ventilating empty space.
How we work
Four steps from audit to verified savings
Audit
Site walk, BMS trend pull, and operations interview. Free preliminary diagnostic to size the opportunity.
Sequence & setpoint redesign
Rewrite sequences and reset strategies against the real load profile. Engineering deliverable, not a checklist.
BMS reprogramming & integration
Implement on WebCTRL® / ALC, integrate non-ALC controllers where they exist, commission against the new sequences.
Measurement & verification
Dashboards from day one. M&V documents the savings — for grant audits, ESG reporting, and performance contracts.
Controls & BMS FAQ
The questions facility directors ask before signing
What is a building management system (BMS) — and why does it matter?
A BMS is the control layer that runs your HVAC, lighting, and mechanical equipment. It schedules start-ups, modulates fans, pumps, chillers, and boilers, and reports faults. With proactive diagnostics and dynamic control against actual demand, a controls-led optimization on the existing hardware can deliver up to a 25–50% reduction in energy costs. The platform we standardize on for new installs is Automated Logic's WebCTRL® — used from single-tenant offices to enterprise-grade mission-critical sites.
Do we need to replace our existing controls?
Usually no. Most optimization projects keep the existing BMS, fix the configuration, and add proactive diagnostics — recommissioning costs a fraction of a full replacement and is grant-eligible under ÉcoPerformance. We work with the WebCTRL® / Automated Logic platform and stay technology-neutral on integration, so non-ALC controllers can stay in service or be brought into a single supervisory view.
What is the ALC / WebCTRL® partnership, specifically?
Kolostat is an authorized partner for Automated Logic Corporation (ALC) and the WebCTRL® building automation platform. That means licensed installation, programming, and service on the platform — from simple unit controls to enterprise-grade mechanical systems — with access to ALC engineering support, firmware, and roadmap. The platform supports proactive diagnostics, automated anomaly detection, and dynamic control based on actual demand.
What savings should we expect from a controls optimization project?
Controls-led optimization can deliver a 25–50% reduction in energy costs against a documented baseline, with the largest gains coming from sequence corrections, demand-driven ventilation, and optimized start-up / setback. Recommissioning is grant-eligible under the implementation component of the ÉcoPerformance program, which finances energy-reduction measures for Quebec sites.
How does this fit with our ESG reporting?
WebCTRL® captures graphical data history at meter and equipment level; we wire that into interactive dashboards and M&V reports that flow into your annual ESG disclosures and compliance audits directly. The same data set serves grant reporting (Transition Énergétique Québec, NRCan ISO 50001) and ESG dashboards without parallel bookkeeping.
