A three-phase decarbonization plan

Our client Capreit is moving forward with a major three-phase decarbonization plan at 330 Spadina Road in Toronto. The program targets two outcomes at once: a substantial reduction in natural-gas-related GHG emissions, and renewal of mechanical equipment that's central to the building's day-to-day performance.

The three measures are:

  • Heat-recovery measures across the central plant.
  • Full modernization of the boiler plant — replacing aging equipment with high-efficiency units and reconfiguring the hydronic loops.
  • Replacement of the central chiller — better part-load efficiency, refrigerant transition.

Each phase moves the building further away from natural gas as a primary heating source and modernizes equipment that would otherwise face end-of-life replacement under reactive conditions.

The December lift

In December, our teams carried out a major rooftop lift to position the new equipment. Operating in cold and windy conditions, the crews completed the lift safely and on schedule. The lift was made possible by months of advance planning and coordination — and by the experience of our field teams and our partner Versatech.

Existing multi-residential buildings represent one of the largest sources of operational carbon in the Canadian real estate sector.
